LOANS
Direct Loans
LIIF lends capital through its Revolving Loan Fund (RLF) for pre-development needs, acquisition lines of credit, construction financing, mini-permanent loans and permanent loans. LIIF also offers working capital and lines of credit to nonprofit organizations. While the RLF funds projects in each of LIIF's program areas, LIIF's other loan fund, the Affordable Buildings For Children's Development (ABCD) Fund, is specifically dedicated to loans for child care centers in California. The ABCD loans are made for centers' feasibility planning, acquisition, construction and long-term real estate financing needs.

Packaged and Participation Loans
LIIF packages permanent and interim financing for conventional lenders through both formal set-asides of capital and ad hoc transactions. For example, LIIF has an allocation of approximately $200 million from the General Board of Pensioners of the United Methodist Church (UMC) to fund transactions larger than those that LIIF can do on its own. Similarly, LIIF frequently partners with banks and other CDFIs to finance transactions that it is unable to support entirely from its own balance sheet.
GRANTS FOR CHILD CARE
LIIF administers the Child Care Facilities Fund (CCFF), the ABCD Initiative, the New York Child Care Seed Fund (Seed Fund), and the California Preschool Energy Efficiency Program (CPEEP). These programs offer grants (and also loans in the case of the ABCD Initiative and the Seed Fund) for child care facilities in New York and California.
TECHNICAL ASSISTANCE
LIIF offers one-on-one technical assistance, training and workshops to its borrowers, grantees and other community development organizations. These services help to expand the knowledge and capacity throughout the field so that organizations can provide more efficiently affordable housing, child care and educational opportunities to the communities in which they work.
